Home Seller Inspections

New Construction Inspection

Many people assume that just because a house is new that it does not need to be inspected. The process of building a home is complex and involves many different professionals and skilled trades. The interface between these trades is critical but the division of responsibility is not always clear and with the rapid rate at which homes are built, there are times when items may be overlooked by builders and contractors. This inspection is performed when a newly built home is ready for move in but before your final walk-thru with the builder. Termite Inspection

Termite inspections are provided by a third party pest control provider and can only be ordered with a home inspection.

4 Point Insurance Inspection

When you purchase an older home, rental property, or condo in Florida, you will likely need for a 4 point inspection before purchasing a homeowners policy. Most insurance companies will require a 4 point inspection when a home is older than 40 years, or a rental property is older than 30 years. You can get an insurance quote without an inspection. However, you will need inspection before actually purchasing the policy.

  1. Roof: Type of Roof Covering (shingles, tile, rolled). The age and condition of the roof. Are there missing shingles or leaks?
  2. Electrical Systems: The type of the wiring in the home (copper, aluminium, knob and tube). The brand of the electrical panel. The condition of the homes electrical system.
  3. Heating and Cooling: Is there central heat and air in the home? The age and condition of the system. Are there signs of leaking?
  4. Plumbing System: Type of supply and drain lines found in the home (copper, CPVC, galvanized, lead, polybutelene, etc. Is there evidence of current leaks? The age of the hot water heater.

Wind Mitigation for Insurance

Homeowners can receive substantial credits for outfitting their homes with windstorm mitigation features that withstand or are more resistant to high winds. A wind mitigation report documents the wind mitigation features that exist in the home you are purchasing. Your insurance company will need this report in order to receive any wind mitigation credits the home may qualify for.

Pool Inspection

A thorough professional pool inspection lets home buyers know about the condition of the pool and its mechanical processes. If left unchecked, easy to detect issues could become costly to repair. A pool inspections includes a lot of different aspects. Here is what we look for: pool safety, pool interior, tile & decking around pool, pool pumps, pool filter, pool heater, pool accessories, automation & remote control function.

According to the InterNACHI standards, a pool inspector is not required to inspect the pool at times when conditions like bad weather could cause damage to the pool equipment. It does not include water quality testing, the testing of anything that is already not working properly or the suitability of a pool for accessories like a diving board or slide. Before committing to a pool inspection, be sure to get an understanding of what is or is not included in the inspection.

Dock and Sea Wall Inspection

​Seawalls are your barrier against the ocean, rivers, and moisture. If seawalls are worn, soil erodes, and your home can move/shift. Moving and shifting in a home can result in thousands of dollars in structural repairs.

We only inspect the dock and seawalls with a home inspection. Our dock and seawall inspections are from the ground level only. We do not dive into the water.

Roof Certification

The Roof Certification Inspection is commonly requested by Florida Insurance Companies when your roof is nearing the end of its useful life. The inspection is completed by Florida licensed home inspector who inspects and reports on the condition and life expectancy of your roof.

After completion of the roof certification inspection, We will deliver you a two-page report on your roof which will detail damages, repairs, and other concerns attached with pictures. That report is then sent to your insurance agent who will evaluate the report and give direction on what is needed.

Manufactured Home Foundation Certification

A Manufactured Home Certification Inspection, also known as a HUD Inspection, is a structural inspection to confirm the following:

  1. The home must be properly tied down on a permanent foundation.
  2. Drainage around the house.
  3. Additions cannot be supported by the structure of the Manufactured Home.
  4. The Manufactured Home cannot have been moved from another location (1stPermanent Location)

A manufactured home is NOT a mobile home or a trailer.
Manufactured homes built on or after June 15,1976 are built in accordance to HUD Guidelines.
